As a new season begins, I’m reaching out with some tips and maintenance checks to help keep your property in tip-top shape:
- Clean and check gutters. Remove leaves and debris from gutters and downspouts. Consider installing gutter guards to reduce buildup. Ensure water flows away from the building to prevent foundation issues.
- Inspect the roof — carefully. Check for missing or damaged shingles using binoculars or your phone (snap a pic and zoom in). If you see any issues, hire a professional for a thorough inspection to avoid leaks and costly repairs.
- Examine parking areas and walkways. Check parking lots and walkways for cracks or damage. Seal cracks and ensure proper drainage to prevent ice buildup and slips during the colder months.
- Service elevators and emergency systems. Ensure all elevators and emergency systems, such as fire alarms and sprinklers, are inspected and functioning properly.
- Seal windows and doors. Seal gaps with weather-stripping or caulk to keep the property warm and energy-efficient, reducing heating costs.
- Maintain HVAC systems. Schedule a professional HVAC inspection. Replace filters to improve air quality and system efficiency. Consider upgrading to a programmable thermostat to manage heating costs better.
- Prep outdoor faucets. Shut off and drain outdoor faucets. Insulate pipes to prevent freezing.
- Trim trees and shrubs. Cut back branches that overhang the roof. Remove dead or diseased limbs to prevent damage during winter storms.
